Frequently Asked Questions

1.   Register Your Interest 

 Contact us or register with our negotiator so we can help you find a suitable room. 

2.  Viewing 

 Arrange a viewing for any rooms you’re interested in. A holding deposit will be required to secure the room once you decide to proceed. 

3.   References & Agreement 

  We will collect your personal information for referencing and issue the AST agreement for signature once approved. 

4.  Move-In 

 Before you move in, our team will prepare the room.  We record the condition of the room before you move in. Please take photos for your own records and email them to us once you’ve moved in. 

5.  During Your Stay 

 You are responsible for paying rent and report maintenance issues. Any maintenance issues should be reported vis email (admin@easternhomes.co.uk) . You’ll also have a dedicated property manager for support. 

6.  Move-Out 

 We’ll contact you around 2-3 months before your tenancy ends to discuss renewal options. A decision is required at least 8 weeks before the end date. 


Fees and Charges

All fees and charges are displayed inclusive of VAT.


Holding Deposit
Equivalent to one week’s rent. This will be deducted from your first rent payment once the tenancy proceeds.


Security Deposit
Equivalent to five weeks’ rent. This deposit covers any damage or tenant defaults during the tenancy and will be protected in accordance with legal requirements.


Unpaid Rent
Interest will be charged at 3% above the Bank of England base rate per annum, calculated daily, from the date the rent becomes overdue.


Lost Keys or Security Devices
Tenants are responsible for the actual cost of replacing lost keys or security devices.
If locks need to be changed, tenants will be charged for the locksmith, new locks, and replacement keys for all relevant parties.


Variation of Contract (Tenant Request)
£50 (including VAT) per agreed change to the tenancy agreement. This covers the administrative and legal costs of preparing new documentation.


Early Termination (Tenant Request, Subject to Landlord Approval)
If you wish to end the tenancy early, you will be responsible for the landlord’s re-letting costs and any rent due until a replacement tenancy begins. These costs will not exceed the total rent remaining under the tenancy.


 All deposits are protected with the Tenancy Deposit Scheme (TDS). 


 We provide a managed cleaning service for all. A separate monthly charge is required on top of the rent to cover this service.

We take care of everything, including arranging the cleaners and communicating directly with them. In some properties, this charge allows for weekly cleaning of communal areas.

 Tenants are expected to make a reasonable effort to keep their own room and communal areas tidy. Most properties have a cleaning rota among flatmates, while our cleaners visit  for a deep clean. 


In our flatshare properties, utility bills are included in the rent. This typically covers gas, electricity, water. 

A fair usage cap applies to each utility on a monthly basis. If usage exceeds this allowance, any additional costs will be charged and split equally between all rooms in the property.

We provide a complimentary internet service; however, the speed and reliability depend on the third-party provider and cannot be guaranteed.


Council Tax

Council tax is not included in the rent. Under our private agreement, tenants contribute to the monthly council tax cost. The council tax band for the property can be checked on the local council’s website.


Students:
If you are a student, you may be exempt from paying council tax. To apply for exemption, we require a
student status letter (PDF) from your place of study confirming:

  • Full-time enrolment
  • Course start and end dates

Note: In England, a full-time student is usually defined as 21 hours per week of study for at least 24 weeks per year.

Once we receive valid confirmation, you will be exempt from contributing to council tax for the applicable period.


 If you lose your keys or need urgent access, please call or email us immediately. A call-out fee may apply for assistance outside of normal office hours, and tenants are responsible for any costs to replace keys or security devices. 


 Yes, our company is a member of the Property Redress Scheme (PRS). Our membership number is PRS042108 , and you can verify our membership on the PRS website. Being part of this scheme means that any complaints or disputes can be handled fairly and independently, giving tenants extra protection.
